One Builder for Land, Site Work and the Home

Most people who want a new home around Morganton end up calling three or four companies. One sells the land. One clears and grades it. One puts in the septic. One builds the house. Then the homeowner is stuck in the middle trying to get all of them to show up in the right order.

Hart Homes does most of that under one roof. Dillon Hart started the company in 2019 building a few houses a year in local subdivisions. Today we build more than 20 homes a year, and we usually have 10 or 11 jobs going at once.

Our own crew clears the land, grades the lot and digs and pours the footers. Then our team builds the house, with Dillon running the job. After that, our crew comes back for the final grade, the septic tank, the walkway, the grass, the mulch and the plants. Because so much of the work is done in-house, we can control the timeline and keep costs down.

Stick-Built, Modular and Manufactured Homes From One Builder

Around here, many builders only do one thing. A manufactured home dealer sells manufactured homes, and you need to already own land. A stick builder usually wants you to already own land too.

We build all three home types: stick-built, modular and manufactured. We can build on your land, help you find land, or sell you a land and home package on one of our lots. As Dillon puts it, "No matter what you need, we can take care of it."

"No matter what you need, we can take care of it."

That means you can compare options with one person instead of making several phone calls. If your budget fits a double-wide better than a stick-built house, we will tell you. If your land needs more grading than you expected, we will tell you that too.

Family Land

Building on Family Land

A lot of people in Burke County have land in the family. Parents split off two acres for a son or daughter. A grandparent leaves a piece of property. The land is there, but nobody knows where to start.

We build on land that family has given or split off. We will look at the property, check that it works for a house and a septic system, and talk through which type of home fits your budget. If you have your own house plans, we can build from those as well.

  3. Free Site Visit

We come out to your property. Some lots are flat and some are steep, and the slope and grading change the price. This is where we pin down the details.

  4. Exact Price and Contract

After the site visit you get an exact price. After that, the price only changes through a written change order. Because material prices can move with tariffs and fuel costs, the contract may include a clause for a large jump in material prices. Dillon will go over this with you before you sign.

Timelines

How Long Does It Take to Build a Home?

It depends on the type of home and how much is going into it. These are typical start-to-finish times:

  • Double-wide or modular home: about 2 to 3 months

  • Simpler stick-built home, no garage or basement: about 3 to 4 months

  • Larger or more detailed stick-built home: about 6 to 7 months

Weather, permits, lender timing and changes during the build can move these numbers. See how the process works

Cost

What Affects the Cost of a New Home?

We do not give a firm price until we have seen your land. Here is what moves the number:

  • Home type. Stick-built, modular and manufactured homes are priced very differently.
  • Size and layout. Square footage, number of bedrooms and bathrooms, and how complex the roof line is.
  • Your lot. A flat lot costs less to prepare than a steep one.
  • Basement or crawl space. A basement adds cost and space.
  • Garage. A third bay on a garage adds roughly $20,000.
  • Driveway. Gravel is standard. Asphalt is available, and the cost depends on how long the driveway is.
  • Septic and utilities. What your property needs to be ready for a house.
  • Finishes and options. Flooring, cabinets, siding, porches and decks.
New or Older

Is a New Home Worth It Compared to an Older House?

Often the difference in price is smaller than people think. If you already own your land, a new home can come in at about the same price as an older house, and sometimes less.

Older House
  • Roof, water heater and HVAC already aging, often 10 to 20+ years in
  • Layout, finishes and systems are someone else's choices
  • Repairs can surface right after you move in, with no warranty
New Hart Home
  • New roof, new water heater, new heating and air from day one
  • Layout, finishes and outlets picked by you, not the last owner
  • Backed by a one-year builder warranty on everything but physical damage
"You're not moving into a house that has a 15-year-old roof, a 15-year-old refrigerator, a 15-year-old heating and air." — Dillon Hart

Questions

Frequently Asked Questions

Do you build on my land or do I need to buy a lot from you?

Either one. We build on land you own, including family land, or you can choose one of our lots in a land and home package.

What types of homes do you build?

Stick-built, modular and manufactured homes, including double-wides. Farmhouse and ranch homes are the most popular styles around here.

Is the quote free?

Yes. The first meeting and the site visit are free.

How long does it take?

About 2 to 3 months for a double-wide or modular, 3 to 4 months for a simpler stick-built home and 6 to 7 months for a larger one.

How do most people pay for a new home?

Most people building a new home use a construction loan. A pre-qualification letter from your bank helps us plan around your budget.

Yes. Every home comes with a one-year builder warranty that covers everything except physical damage. Manufactured homes also carry a 7-year structural warranty through the dealer.
